A homeowner off Chesebro Road had a gate that would open six inches, groan, and stop. We pulled the cover and found the original motor’s limit switch was set 12 degrees past travel, so the arm was fighting the gate every cycle. The gearbox was also dry. We replaced the motor with a LiftMaster unit the homeowner approved from our written price, reset the limits, regreased the gearbox, and realigned the photo-eye that had drifted out of position by roughly two inches. Before we left, the gate cycled 10 times without a fault, and the homeowner had a photo log showing the old limit-switch position, the new motor, and the final alignment reading.

Broken Weld and Sagging Cantilever Gate

This one came from a property off Driver Avenue where a steel cantilever gate had sagged enough to drag on the concrete pad. The root cause was a cracked weld at the first roller bracket, which had let the gate drop about an inch and a half. We ground out the old weld, re-welded the bracket with proper penetration, and added a gusset plate so the same failure doesn’t recur. Then we adjusted the roller height to bring the gate back level. The result is a gate that rolls with two fingers of pressure and clears the pad by the factory-specified half inch.

Gate Access Control Retrofit for a Hillside Property

A homeowner in Morrison Ranch had a keypad that had been failing intermittently for months, which meant delivery drivers and landscapers sometimes couldn’t get in. We traced the issue to corroded wiring inside the pedestal. Rather than patch it, we ran new low-voltage wire from the pedestal to the control board, installed a DoorKing keypad the homeowner chose from our written estimate, and programmed the entry codes on site. The owner tested the keypad three times while we were there. The photo log shows the corroded wire we removed, the new run, and the final programming confirmation.

Sliding Gate Chain and Idler Pulley Repair

A property off Laro Court had a sliding gate that jumped and shuddered as it moved. The chain had stretched beyond adjustment, and the idler pulley bearing had seized, which wore a flat spot into the pulley itself. We replaced the chain, installed a new idler pulley with a sealed bearing, and set the tension to the manufacturer’s spec. The gate now moves smoothly and quietly through the full travel. The homeowner received a written record of every part number installed, per Haven Standard Clause 4.

Welded Patch and Reinforcement on a Bent Steel Gate Frame

This pedestrian gate near Medea Creek had been hit by a vehicle at low speed. The top rail was bent about four inches out of line, and the latch no longer lined up. We heat-straightened the top rail, welded a reinforcing splice plate across the weakened section, and realigned the latch and hinges so the gate closes square and latches with a solid thunk. The repair kept the original gate in service instead of replacing the whole frame, which saved the homeowner several hundred dollars against a new gate.

An estate gate off Cornell Road had been leaving a small puddle of hydraulic fluid on the pad every week. The ram seals had failed, and the fluid was contaminated. We pulled the ram, replaced the seals, flushed the system, and refilled it with the correct BFT hydraulic fluid. The gate now holds pressure overnight without creeping, and the pad stays dry. The documented photo record includes the old seal, the flush process, and the final pressure test.
